The primary goal of an apartment complex or housing society is to provide a holistic life experience. Apartments have made progress from giving gated communities a roof over their head to ensuring all residents live a luxurious and healthy lifestyle. Gardens, parks, swimming pools, gyms, play/play areas, clubhouses, and other amenities and facilities are available in modern gated communities to meet the needs of the residents. While management committees or residential welfare organizations (RWAs) are responsible for day-to-day management and maintenance, there is much for society management. Various problems arise regularly in the housing organization. Some of them are housing organization maintenance problems such as broken or damaged facilities, residents' complaints, lack of resources, etc. We will look at some of these issues and their solutions in more detail.

 

Housing society’s common issues:


1.   Maintenance Fund and Audit:

When there are arrears, from the point of view of the management committee, it becomes a problem to collect and calculate the maintenance fee from the residents. The higher the arrears, the lower the amount recovered, which is less maintenance for the work of the society. However, most defaulters are careless and usually do not need a mild reminder. If you have a large flat, pay attention to the management committee, which charges you unnecessarily or extra money under false pretenses, such as keeping pets or demanding more than you need.

 

2.   Water and leakage issues:

Water, as important as it is, can actually be a source of housing organization maintenance problems. They may be supplied with dirty or unsafe water, experience water scarcity, or experience unexpected leaks and wastage. Today most cities are already suffering from severe water shortages. Residents install overhead water tanks to store water to prevent unforeseen water supply cuts. However, the Society's rules prohibit the installation of such water tanks for specific size measurements. As a result, when there are no overhead tanks and water is supplied by the government, management committees can interrupt the water supply without notice during rush hour. Then it becomes a problem. In addition, housing organizations may occasionally fail to provide water tankers or pumps may fail. Sewage treatment plants that are not properly maintained or handled can sometimes experience large, unavoidable shutdowns.

 

3.   Parking problem

Parking is an aspect of housing society maintenance issues that are known to be a source of contention between residents and MCs. Common parking problems include members using other people's parking spaces or encroaching on them, cluttered parking which is very inconvenient and visitors are not allowed to park with other things. Ideally, each member is provided with a parking space for their four-wheeler. According to society's bylaws, 5% of the available space should be set aside for visitor parking.

 

4.   Disposal of Waste and Garbage:

An inadequate and cluttered garbage disposal system can be a real problem for everyone in the community. Although management committees provide separate bins for wet, dry, and sanitary waste, residents sometimes fail to comply and dispose of waste recklessly. As members of the community and citizens of the country, it is our responsibility to adopt and adhere to good waste management practices. Consider how much effort the custodian and even the management committee have to put in to dispose of the cluttered waste when there are already many problems with home maintenance.

 

5.   Building wear and tear

It is natural for buildings to age and decay. This is unavoidable as no builder can guarantee the original condition of the building. Buildings need constant repair and maintenance according to age. The RWA should continue to address such issues in order to maintain their working conditions. Here are some common problems that require timely maintenance:

·        Plumbing problems such as leaks.

·        AC units that do not work.

·        Pest control problem.

·        Fading paint.


Residents living in the community for extended periods will have to deal with these issues, for which they will make maintenance requests to the management committee.
