Experts recommend that at least once in three months you need to perform a thorough check of the garage door opener. This is also important for safety reasons. Electric openers exert a great force to operate the door and they need to stay under optimum level of adjustments. If not, they can cause serious injuries while moving the door.

During maintenance check, you need to first examine the automatic safety reverser of the opener. Switch on the opener and let the door move half the way through the opening. If you grab the bottom of the door, the door should stop moving and reverse its path. If this happens, then everything is alright with your reverse sensor. If the door cannot be stopped or it is very hard to stop the door, then you need to adjust the down force by setting the sensitivity adjustment knob to a lower value. In the openers of some brands, you will not find the numbers to adjust and will say increase or decrease sensitivity. Once this is done, you need to do the testing once again. If the reversing test is successful, then you have left the opener in proper shape. If you are unable to set the reversing sensor, then it is unsafe to continue to use the door and you need to call in a professional to attend to the opener for repair or replacement.

Along with the sensitivity adjustment feature, the new class of garage door openers features infra-red photo-eyes which aim at offering additional safety feature. If the light rays from these sensors are blocked by any object or if they get misaligned, then you will not be able to operate your garage door with your remote controls. You can only operate the door by applying constant pressure on the wall button. In both of these cases, the doors presumes that there is something on the way and therefore will not let the door close. You need to remove the object or align the sensors back to normalcy to resume a regular functioning.

Aligning the sensor is quite easy and can be performed with little training. First determine which one of the eyes is the sending unit. You can do this by putting your hand in front of any one of the eyes. If you see the light staying on, then it must be the sending eye. If the light goes off, then it should be the receiving eye. The fact is that this eye can only light up if it receives the signal from the sending eye. You may move the eyes with minute adjustments till they face each other precisely. You need to adjust till the receiving eye glows with a steady light. While dim or flickering light is the sign of a misalignment, steady glow indicates that the sensors are in position. At this point, if you are able to operate the door with the opener, all is well. If this does not happen still, then it is advisable you call a professional to attend to your door.
